These Terms of Service govern your use of the Ethno Katun ROSI website and any bookings or services you make through us.

Acceptance

By using our website, making a booking, or staying with us, you agree to these terms.

Bookings

  • All bookings are subject to availability and our confirmation
  • Quoted prices are per villa per night, in EUR, and include breakfast
  • Tourist tax may apply per local regulations
  • Children policies, pet policies, and house rules are described on each villa's page
  • Group bookings of 5 or more rooms may require a deposit

Check-in & Check-out

  • Standard check-in: 15:00 (3:00 PM)
  • Standard check-out: 11:00 (11:00 AM)
  • Early check-in / late check-out are subject to availability and may incur a fee
  • Guests are required by Montenegrin law to present valid ID or passport at check-in

Cancellations

  • Free cancellation is available up to 7 days before check-in (unless otherwise specified)
  • Cancellations within 7 days may be subject to a charge equivalent to one night's stay
  • No-shows are charged the full reservation amount
  • Refunds are processed within 14 business days

Conduct & damage

Guests are responsible for any damage caused during their stay. We reserve the right to charge for repairs or replacements. Disruptive behaviour may result in immediate removal without refund.

Force majeure

We are not liable for cancellations or service interruptions caused by events beyond our reasonable control (weather, natural disasters, government restrictions, etc.). In such cases we will make reasonable efforts to reschedule or refund.

Liability

Our liability is limited to the cost of your booking. We are not responsible for personal items lost or damaged during your stay. Travel insurance is strongly recommended.

Intellectual property

All content on this website (text, photos, logos) is owned by Ethno Katun ROSI or licensed for our use. You may not reproduce or distribute it without permission.

Changes to terms

We may update these terms occasionally. The latest version is always published here. Continued use of our services after changes constitutes acceptance.

Governing law

These terms are governed by the laws of Montenegro. Any disputes will be resolved in the courts of Gusinje, Montenegro.
